AreaVillas and estates east of Sukhumvit

East of Sukhumvit Road, Pattaya becomes a landscape of housing estates, pool villas, lakes and golf courses. Book your private transfer to Nong Prue, Mabprachan or Huai Yai with the estate name, and your driver goes straight there without crossing the city.

What "East Pattaya" means

Locals use East Pattaya for everything on the landward side of Sukhumvit Road: the eastern part of Nong Prue, the area around Mabprachan Lake and, further south-east, Huai Yai. There are hardly any hotels here. Most visitors stay in a house, a pool villa or a condo in a gated estate, often for weeks or months. The big advantage for arrivals is that Motorway 7 passes right by: your driver leaves the motorway and reaches the estate without entering central Pattaya. In return, the addresses are harder to find than a beach hotel, so the details in the booking matter.

Nong Prue

Nong Prue is the subdistrict that covers much of Pattaya, but east of Sukhumvit it means quieter roads such as Soi Siam Country Club, Soi Khao Talo and the lanes towards the lake. You will find housing estates, international schools, local markets and attractions like the Pattaya Floating Market and the Million Years Stone Park. Pool villa complexes, for example The Gems Mining Pool Villas, are also in this area. Enter the estate or project name and the house number; Google Maps pins can be off by a few lanes inside larger estates.

East Pattaya in brief

  • Mabprachan reservoir ringed by expat estates
  • Huai Yai: pool villas and rural roads
  • Golf courses within a short drive
  • Motorway exits close by, no city traffic

Mabprachan Lake

Mabprachan Lake is a reservoir about ten kilometres inland from the beach and one of the most popular areas for long-stay residents. The road around the lake is lined with housing estates, small resorts, restaurants and cafés with lake views, and the water is popular with runners and cyclists in the early morning. Many estates have a security gate; the guard usually asks for the house number and the name of the resident. Add a phone number to your booking so the driver can call ahead. If you are heading out for a round, several courses are a short drive away; see Pattaya golf transfers.

Huai Yai

Huai Yai is a large, mostly rural subdistrict south-east of Pattaya, between the Jomtien hinterland and the road to Sattahip. Pool villas, horse farms, fruit plantations and newer housing projects sit along long, sometimes unlit roads. Distances inside Huai Yai are bigger than they look on the map, so a precise pin or the project name is essential. From here, Nong Nooch Garden and Khao Chi Chan are a short drive away. If you land at U-Tapao, Huai Yai is closer than central Pattaya: see U-Tapao transfer destinations.

Shopping and luggage on long stays

Long-stay guests often arrive with more luggage than holidaymakers: golf bags, boxes, a pram, sometimes a bicycle case. State the number and type of bags in the booking so the right vehicle class is assigned; a minivan or minibus is often the better choice for families moving into a villa. If you need a stop at a supermarket on Sukhumvit Road on the way to the estate, add it to the booking notes. Our guide on special luggage has tips on golf bags and sports gear.

Frequently asked questions

Is East Pattaya far from the beach?+

Mabprachan and the eastern part of Nong Prue are roughly 8 to 12 km from Pattaya Beach, usually 15 to 25 minutes by car. Huai Yai is further out.

Can the driver enter my housing estate?+

In most estates, yes, after a short check at the gate. Add the house number, the estate name and a phone number so the guard knows you are expected.

Which airport is best for Huai Yai?+

U-Tapao is the closest. From Suvarnabhumi the drive is longer but uses the motorway almost all the way.

Can we stop at a supermarket on the way to the villa?+

Add the stop to the booking notes. Short stops on the route are usually possible and are confirmed with your booking.

Are there hotels around Mabprachan Lake?+

Only a few small resorts. Most accommodation in East Pattaya is private houses, villas and condos in estates.
